Tiffin is the county seat of Seneca County in northwest Ohio, sitting along the Sandusky River roughly halfway between Toledo and Columbus. The city covers about 8 square miles and has a character shaped by its long history as a manufacturing and educational center. The downtown area is compact and walkable, with historic commercial buildings and the restored Ritz Theatre, a 1928 landmark that anchors the cultural life of the city. Manufacturing remains a significant part of the local economy - Tiffin is known nationally as the home of Tiffin Motorhomes, one of the largest RV manufacturers in the country, and Mercy Health Tiffin Hospital serves the region as a major employer.
The residential neighborhoods closest to downtown and the river have the oldest housing stock - narrow lots, two-story homes with brick or wood exteriors, and mature trees that have been growing for decades. Moving outward from the center, the streets shift to mid-century ranch and Cape Cod homes from the postwar era, with concrete block foundations and smaller floor plans. About half of Tiffin housing units are owner-occupied, with rentals concentrated near Heidelberg University, which has been a fixture in the city since 1850.
